The commercial building at 1058 Avenida Ponce de León in Santurce, San Juan, and the empty lot behind it at 1091 Calle Fernández Campos sold together for $1,794,000 in a deed recorded on May 28, 2026. The buyer is 1058 Ponce de Leon Medical LLC. The seller, 1058 Pdl Ozf LLC, had owned both since 2022. The tax roll splits the price: $1,704,000 for the building, 579 m2 of floor area on a 574 m2 lot, and $90,000 for the 452 m2 lot, which has no structure on it. Both are zoned ZU-G3.

A four-bedroom house on Carretera 3 at Km 32 in the Hato Viejo sector of Mameyes I, Luquillo, is now advertised at $2,400,000, down from $2,900,000. The cut is $500,000, or 17.2%.

San Juan
Montemar Plaza, the shopping center at 30 and 31 Calle Calaf in Hato Rey Norte, San Juan, changed hands for $15,773,522 in a sale deed recorded on July 31, 2026. Inversiones Las Americas LLC bought the center's two lots from Inmobiliaria Montemar SE: Lot 31, 5,988 m2 of land with a 6,013 m2 building, and Lot 30, 6,420 m2 of land with a 6,406 m2 building. Together that is 12,408 m2 of land and 12,419 m2 of built area, all zoned C-3.

EM Systems Group Corp. bought Apartment 7 at Condominio Ashford Lagoon Plaza, 888 Avenida Ashford in Condado, San Juan, for $1,600,000. The sale deed was recorded on June 30, 2026; the seller is a private party. A $1,280,000 mortgage, 80% of the price, was recorded on the apartment the same day.

Jayuya - Residential
Prosperity Acres LLC has bought Hacienda Encantos, a 1,261,265 m2 coffee farm, about 126 hectares or 320.9 cuerdas, on Carretera 143 in Jauca, Jayuya, from Puerto Rico Coffee Roasters, LLC for $1,300,000. The sale deed was recorded on August 7, 2026. The price works out to about $4,050 per cuerda, or $10,300 per hectare. A $975,000 mortgage on the farm was recorded the same day, three quarters of the price.

Barceloneta - Industrial, Finance
Oriental Bank recorded two mortgage deeds on June 12, 2026 on an industrial property in Florida Afuera, Barceloneta: a new mortgage of $1,788,900 and an amendment of an existing $3,220,000 mortgage, together with a financing statement and a deed clarifying earlier registry entries. The property the deeds describe is a 352,766 m2 tract, a 3-cuerda lot and a 179 m2 strip for public use, which together correspond to the 363,051 m2 property at Carretera 2 Km 56.7 on RED Atlas's property map.

Camuy
The mayors of Camuy and Hatillo have asked the presidents of Puerto Rico's House and Senate to transfer title of the Río Camuy Cave Park to the Tourism Company and to rehabilitate it through a public-private partnership, El Vocero reported on October 20, 2026. The proposal, "Un Proyecto: 3 Pueblos", also has the backing of Lares, the third town around the park. Before the interruptions that followed Hurricane María and its indefinite closure in 2023, the park received 500 to 1,500 visitors a day, 75% of them tourists, according to the outlet.

The National Park Service has received no formal notification or request for review of a change of use at El Escambrón, the San Juan beach park where the city plans a multi-story parking garage, wapa.tv reported on September 29, 2026. San Juan's mayor signed the ordinance that would allow the garage on September 13.

Crepr LLC bought 12 commercial properties in Viejo San Juan on June 30, 2026, for a combined $14,696,150, according to property-tax records analysed by RED Atlas. The sales were recorded in two deeds, numbers 18 and 19, all from one seller, a private party. The largest is 213 Calle del Cristo, a 231 m2 property that sold for $2,940,000, about $12,700 per m2.

Aprovecha Property Management LLC has bought a 7,038 m2 lot at 69 Calle las Palmas in Puntas, Rincón, Lot 1 on the deed, for $1,900,000, on a sale deed recorded on June 11, 2026. The seller was a private party. The lot last changed hands on April 12, 2022, for $2,225,000, so the new price is $325,000, or 15%, lower.

Klm Property Holdings has bought the property at 1108 Calle Magdalena, Condado, Santurce, San Juan, 00907, for $4,300,000. The deed was recorded on May 1, 2026. The tax roll lists 964 m2 of built area on the property, which puts the price at about $4,461 per square metre ($414 per square foot).
