Hacienda Encantos, a 126-hectare coffee farm in Jayuya, sells for $1,300,000
Prosperity Acres LLC has bought Hacienda Encantos, a 1,261,265 m2 coffee farm, about 126 hectares or 320.9 cuerdas, on Carretera 143 in Jauca, Jayuya, from Puerto Rico Coffee Roasters, LLC for $1,300,000. The sale deed was recorded on August 7, 2026. The price works out to about $4,050 per cuerda, or $10,300 per hectare. A $975,000 mortgage on the farm was recorded the same day, three quarters of the price.
Sold twice since a 2014 foreclosure
The farm went at a judicial foreclosure sale for $225,000 on September 30, 2014 and sold again for $602,000 on November 23, 2016, when the seller in this deed acquired it. The new price is 2.2 times the 2016 price.
Under the name Hacienda Encantos, a single permit was approved on September 19, 2024 for a coffee and minor-fruit farm with a coffee nursery and a wet mill for pulping and drying, and a permit for an emergency generator followed on April 4, 2025. Most of the land, 96%, is classified SREP-AE and the rest SREP-A: specially protected rural land of agricultural value, kept so it can be used for farming and livestock.
