Ashford Lagoon Plaza full-floor apartment sells for $1.6 million to EM Systems Group Corp. after asking $2.2 million
EM Systems Group Corp. bought Apartment 7 at Condominio Ashford Lagoon Plaza, 888 Avenida Ashford in Condado, San Juan, for $1,600,000. The sale deed was recorded on June 30, 2026; the seller is a private party. A $1,280,000 mortgage, 80% of the price, was recorded on the apartment the same day.
The deed gives the apartment 275 m2, which puts the price near $5,812 per square metre. The unit last sold in April 2019 for $644,044, so its price rose 148% in seven years.
Listed at $2.2 million, sold at $1.6 million
The apartment came on the market in July 2025 at $2,200,000, was offered at $1,995,000 from October 2025 and at $1,600,000 from February 2026, the price on the deed. The listing described a full-floor waterfront residence of close to 3,000 square feet with the ocean in front and the Condado Lagoon behind. The sale closed 27% below the first ask.
Prices in the building
The $1.6 million is the highest sale recorded in the building since at least 2019. One unit is for sale today: Apartment 16, 279 m2 with four bedrooms, at $2,950,000, with listings posted in September 2026. The 613 m2 penthouse was offered at $4,995,000 in September 2025 and at $4,495,000 from December 2025; none of those listings is active now.
What comes next
No construction permit has been filed for the apartment. The condominium's owners' council filed two pre-consultations for the building in August 2026, a legal one that was archived and a buildability one for which the office requested a correction. A pre-consultation is an optional orientation from the permits office before a formal filing, not a decision on a project. In March 2025 the office approved a single permit for a tourism-services business in the building.
