Aprovecha Property Management pays $1.9 million for a Puntas lot in Rincón, $325,000 below its 2022 price
Aprovecha Property Management LLC has bought a 7,038 m2 lot at 69 Calle las Palmas in Puntas, Rincón, Lot 1 on the deed, for $1,900,000, on a sale deed recorded on June 11, 2026. The seller was a private party. The lot last changed hands on April 12, 2022, for $2,225,000, so the new price is $325,000, or 15%, lower.
Under the Puerto Rico Land Use Plan the land divides as common rural land (96%) and urban land (4%). Common rural land is kept out of urban development but stays open to non-urban activities such as farming, quarries, heavy industry and infrastructure; urban land has roads, water, electricity and other infrastructure in areas already built up, although that class alone does not make a lot buildable.
The lot sits in the DTS zoning district, Desarrollo Turístico Selectivo, a district for tourism and recreation projects where infrastructure allows them and where the area's scenery and natural conditions must be kept.
