Arecibo cooperative records a mortgage on an urban property in Carrizales, Hatillo
Cooperativa de Ahorro y Crédito de Arecibo is the lender on a mortgage of $5,800,000 over the land at Carretera 493, Carrizales, Hatillo, 00659, according to property records analysed by RED Atlas. The registry recorded the deed on April 23, 2026.
The instrument is a mortgage. That is a security right over real estate that guarantees an obligation, while the property stays in the hands of the debtor or a third party. The cooperative holds that security over this property as the lender.
Three other entries on the property were recorded within days of the loan. A Financing Statement and a cancellation by prescription were recorded the same day, April 23, 2026; a cancellation by prescription removes a recorded charge from the Property Registry once the legal time limit to enforce it has passed. On April 29, 2026, the registry recorded a clarification of a registry entry. None of the three carries an amount of its own.
The land behind the loan
The property covers 25,208 m2 / 271,333 sq ft. The Puerto Rico Land Use Plan classifies it as urban land. That class means land served by roads, water, electricity and other infrastructure in areas already consolidated by building, though the class alone does not make a lot buildable. The property's zoning district is CT-I.
The property's sale history is short. Apart from the April 2026 filings, the records hold 1 sale deed for this land. That deed was recorded on April 12, 2017 at a price of $110,000.
Fewer sales at higher prices
In the Carrizales neighbourhood, the registry recorded 61 sale deeds over the past 12 months. That is fewer than the 86 of the 12 months before that, although deeds from the latest months are still being recorded.
The neighbourhood's median recorded sale price over the past 12 months was $120,000. That is higher than the median of $104,167 in the 12 months before that.
The whole municipality shows a similar pattern. Across Hatillo, the registry recorded 277 sale deeds over the past 12 months, fewer than the 395 of the 12 months before that, with recent deeds still arriving.
The municipal median recorded sale price was $105,000 over the past 12 months, higher than the $92,000 of the year before. Taken together, the counts and medians suggest a slower year for sale filings at somewhat higher recorded prices. The newest months are not yet complete in either place.
A monthly count from registered sale deeds gives a longer view. In the latest available month, the municipality had 19 (October 2025) residential sales. That count leaves out the most recent year because of registration lag, and it covers only recorded sale deeds from registry sources.
Listings give a separate measure of the market. Sellers of residential property in the municipality ask a median of $300,000 (September 2026), a figure drawn from a small sample of listings.
