Solar developer buys 40 hectares of protected farmland in Hatillo for $3.36 million
XZERTA-TEC SOLAR I, LLC bought 403,241 m2 (about 40 hectares) of farmland on Carretera 130, Barrio Naranjito, Hatillo, from Milk Money, Inc. for $3,360,000, about $8.33 per m2, according to property records analysed by RED Atlas. The deed was recorded on June 12, 2026.
The deed is a sale. That is the contract by which a seller undertakes to transfer ownership of a property to a buyer, and the buyer undertakes to pay a set price.
Land kept for farming
The Puerto Rico Land Use Plan classifies the property as specially protected rural land of agricultural value, a category for land kept so it can be used for farming and livestock.
Its zoning district is A-G. This agricultural district covers land with recognized potential for farming and livestock, and its rules promote continued farm use. Both the land-use class and the zoning put the property in agricultural categories.
How the neighbourhood and the town compare
Barrio Naranjito had 24 sale deeds recorded over the past 12 months. That is more than the 23 it had in the 12 months before that, so the two periods were about even for this kind of filing. Deeds from the latest months are still being recorded, so the newer count can still rise.
The neighbourhood's median recorded sale price over the past 12 months was $64,263. In the 12 months before that it was $57,000, so the newer median is higher.
Across the whole municipality of Hatillo, 277 sale deeds were recorded over the past 12 months. That is fewer than the 395 recorded in the 12 months before that, which suggests a quieter year for sale filings across the town, although recent months are still being added.
The municipality's median recorded sale price moved the other way. It reached $105,000 over the past 12 months, compared with $92,000 in the 12 months before that.
Sellers listing residential property in the town ask a median of $300,000 (September 2026). That asking figure rests on a small sample of listings.
A second measure comes from registered sale deeds, which count closed transactions. On that measure the median price paid in the municipality is $80,000 (October 2025). It counts only recorded sale deeds from registry sources and leaves out the most recent year because of the lag in registration. It also excludes deeds typed as commercial land or parking.
The same deed records counted 19 (October 2025) residential sales in the latest available deed month. That count follows the same rules, and untyped deeds are counted as residential.
