Toa Baja refrigerated warehouse of 150,000 sq ft clears an infrastructure review
A new industrial building of about 13,935 m2 / 150,000 sq ft for refrigerated products and administrative offices, planned on a property in Candelaria, Toa Baja, has an approved infrastructure recommendation request, filed June 30, 2026, under the project name Refrigerated Storage Facility.
An infrastructure recommendation request is filed with the permits office before a construction permit or consultation, to check whether infrastructure is available for a project. It is an early step and does not mean work has started. The project went through earlier filings since March 2026, among them an approved buildability pre-consultation.
The property
The lot measures 136,690 m2 / 1,471,318 sq ft and is classed as urban land. Its zoning splits between a light industry district (I-L, 41%) and a resource conservation district (C-R, 59%). In the property-tax records, the lot and its structures carry an assessed value of $200,317, and the business directory lists a gymnastics school and a sports court on it.
A cold-storage plan is not new on this land. An earlier project, Thermo Warehouse - Toa Baja, filed infrastructure requests in September 2025 for refrigerated food storage to supply a food bank, and they were marked incomplete. The property has 56 permit filings on record across all years.
