Celligenge LLC pays $1,025,000 for a light-industry property in Hato Tejas, Bayamón, carved from a lot the seller bought for $2.4 million in 2025
Celligenge LLC bought the property at Carretera 168 Km 0.3, Hato Tejas, Bayamón, from Awto Corp. for $1,025,000, in a sale deed recorded on August 21, 2026. The property map lists the lot at 61 Avenida Cementerio Nacional with 10,074 m2, zoned I-L, a light industry district that excludes housing and allows some commercial uses serving the area, and classed as urban land in the Puerto Rico Land Use Plan.
The seller's own purchases on the lot were a $1,700,000 sale deed recorded on November 27, 2024 and a $2,402,000 sale deed recorded on August 1, 2025. Two segregation projects followed, each with a ministerial subdivision filing, an environmental determination by categorical exclusion and an authorization of registration plans, all approved, one between June 10 and June 26, 2025 and one between March 17 and May 6, 2026. A ministerial subdivision filing is written authorization to develop land, such as utilities, earthwork and streets, without building structures, and an authorization of registration plans covers the maps and documents presenting a subdivision or segregation of land for recording in the Property Registry.
A single permit for Bramar Auto Services, approved on a filing of June 5, 2026, describes automobile repair and maintenance at the property. The lot carries eight permit filings in the past 24 months in all.

In the Hato Tejas neighbourhood, buyers and sellers recorded 508 sale deeds in the 12 months from November 2024 to October 2025, at a median price of $150,000. In the 12 months before that, from November 2023 to October 2024, the neighbourhood recorded 553 sale deeds at a median of $133,500.
The whole municipality of Bayamón recorded 2,605 sale deeds in the 12 months from November 2024 to October 2025, with a median price of $140,000. The 12 months from November 2023 to October 2024 brought 2,834 sale deeds at a median of $127,500.
