Bahia Plaza apartment asks $1,195,000, under its 2022 deed price
An apartment at Bahia Plaza, 25 Munoz Rivera Ave #421 in Viejo San Juan, now asks $1,195,000, down $105,000, or 8.1%, from $1,300,000. The new ask is $5,000 below the $1,200,000 the apartment changed hands for in December 2022.

Ads for the apartment asked $1,300,000 from at least August 12, 2026, and the lower figure first appeared in an ad on October 15, 2026. An asking price is what the seller wants, not what a buyer has paid.
Four years of prices
The apartment sold on August 24, 2018, for $649,000, a deed that also carried two parking spaces. It sold again on December 28, 2021, for $850,000, with the same two parking spaces.
It was first advertised on July 21, 2022, and ads in August 2022 asked $1,250,000. The deed of December 15, 2022 conveyed it, with both parking spaces, to a company for $1,200,000.
Ads in 2024 asked $1,250,000 and later $1,200,000; one of them was recorded as taken down on July 1, 2025. The current ads went up on March 14, 2026.
