Viejo San Juan condo unit resells for $850,000, 68.6% above 2021
Apartment 1504 at Condominio Atlantis, 404 Avenida Ponce in Viejo San Juan sold for $850,000 on July 20, 2026. That is 68.6% more than the $504,225 its seller paid for it on November 29, 2021 (see the deed). The apartment had been advertised from April 30, 2026, at $899,000, so it sold 5.5% below the ask.
It was one of four resales in the building within three weeks. Apartment 305 sold for $700,000 on June 30, 2026, with SC Investments LLC as the buyer (see the deed). Its seller had bought it for $365,000 on June 16, 2021, so the price rose 91.8% in five years. A $365,000 mortgage was recorded on the unit the same day as the sale.
Apartment 2004 changed hands for $830,000 on June 29, 2026 (see the deed). In the same weeks, PR Re LLC sold apartment 2307 (see the deed), which it had bought in 2022; the unit had been advertised at $1,700,000 from January 14, 2026.
Not counting the apartment 2307 deed, whose recorded price of $135,000 is far below that ask and every other sale in the building, the seven unit sale deeds recorded there from November 2025 to October 2026 had a median price of $830,000. The apartment 1504 sale sits just above that middle and the apartment 305 sale below it. The highest was penthouse 2408, which sold for $1,100,000 on August 6, 2026.
