Riviera Sunset in Bayamón: developer sells three house lots at $1.84 million to $1.94 million each
Vrm 2018, LLC, the developer of the Riviera urbanizations on Carretera 177, Juan Sánchez, Bayamón, sold three properties in its Riviera Sunset phase for $1,860,200 on September 23, 2026 and for $1,840,000 and $1,938,200 on October 16, 2026. The three deeds add up to $5,638,400, the highest the company has recorded since October 2024.
The deeds describe Lot 20 of Urbanización Riviera Sunset, 918.8 m2, and Lot 14, 784.17 m2, sold by the developer to private buyers. The registry index puts the company in the buyer column of two of the deeds, as it does when a developer sells its own lots; the deeds themselves name Vrm 2018, LLC as seller.
The developer's prices
In the 12 months to October 22, 2026, Vrm 2018, LLC recorded eight sale deeds of $100,000 or more. The five before these, from October 31, 2025 to March 16, 2026, were houses in its Riviera Park View phase on Calle Salonga, Calle Tikal and Calle Komodo, at $150,000 to $995,000. Since October 2024 the company has recorded 48 such deeds at a median of $884,400, and these three are the only ones at $1.5 million or more.
The development's listed house asks $1,695,000, a 339 m2 two-storey model with four or five bedrooms, on the market with several brokers since January 2026 and still for sale on October 22, 2026. The three recorded prices are $145,000 to $243,200 above that ask.
Permits on the master property
The master property's 2026 permit file for Riviera Sunset runs to October 20, 2026. A ministerial subdivision was approved on September 24, 2026; three residential use permits and four registration-plan authorisations were approved between May 14 and August 27, 2026; and of the consolidated construction permits, one was approved on June 12, 2026, three are under inspection and six are incomplete or without a status. The deeds also carry a $19.3 million mortgage note payable to bearer on the master property, and an amendment to the deed of restrictive conditions that created the Riviera Master Homeowners Association was recorded on September 21, 2026.
