Condado Princess apartment now asks $1.1M, down from $1.5M this spring
Apartment 1201 at Condominio Condado Princess, 2 Calle Washington, Santurce, San Juan now asks $1,100,000, down from $1,200,000. The ask fell by $100,000, or 8.3%, on September 12, 2026, and the apartment was still listed at $1,100,000 on November 5, 2026.
The cut is the latest step down this year. After being offered for rent at $4,900 a month in June 2025, the apartment was first advertised for sale on March 12, 2026, at $1,500,000, and an advertisement first seen on April 30, 2026 asked $1,350,000. A new set of advertisements, first seen on June 21, 2026, asked $1,200,000 on August 12, 2026, a month before the cut.
The apartment last sold on March 1, 2022, for $728,000. The new ask is 51% above that price. The deed gives the apartment 148.51 m2, which puts the ask at about $7,407 per square metre. The advertisements describe a beachfront apartment on the 12th floor with 2 bedrooms, 2 bathrooms and 2 parking spaces.
Sales in the building
Between December 2025 and July 2026, two apartments of the same 148.51 m2 size sold in the building. Apartment 1102 sold for $1,200,000 on July 27, 2026, about $8,080 per square metre. Apartment 1002 sold for $920,000 on December 18, 2025, about $6,195 per square metre.
At $1,100,000, the ask for Apartment 1201 sits between those two prices, $100,000 below the July sale.
