PRISA Group opens $77 million, 257-room Hilton hotels in San Juan
PRISA Group opened Hampton by Hilton San Juan and Homewood Suites by Hilton San Juan, a dual-brand hotel complex with 257 rooms in San Juan's Convention District, on Tuesday, November 3, El Vocero and NotiCel reported. El Vocero put the investment at more than $77 million.
Two hotels, one building
Homewood Suites has 125 suites with kitchens for short or extended stays, and Hampton has 132 rooms, El Vocero reported. The outlet called it the first dual-brand hotel on the island and the first Homewood Suites in Puerto Rico, the brand's second in the Caribbean. The two hotels share a rooftop pool and bar, a gym and more than 3,000 square feet of meeting space.
The opening brings Hilton to the district, which now has Hilton, Hyatt and Marriott hotels, and takes its room count from 955 to 1,212. El Vocero described that as a rise of close to 30%; NotiCel put the increase in lodging capacity at 26.9%.
Construction began in 2024, with financing from Banco Popular de Puerto Rico and the federal CDBG-IPG program, and the Puerto Rico Department of Housing contributed $10 million, NotiCel and Sin Comillas reported. At the inauguration, the governor said the complex is projected to create more than 104 permanent direct jobs, NotiCel reported. PRISA Hospitality runs both hotels, the first newly built hotel it operates directly.
The land and the permits
The hotels stand at Avenida Fernández Juncos and Calle Billian in Santurce, on a property of 8,463 square meters. The Puerto Rico Convention Center District Authority sold that land on January 26, 2024 for $2,700,000, about $320 per square meter of its 8,450 square meters. In December 2025, the authority sold a 13,324-square-meter lot 184 meters away for $6,000,000, about $450 per square meter. In September 2019, a 9,891-square-meter lot in the same district sold for $5,070,000, about $513 per square meter.
A use recommendation filed on September 28, 2026, recorded as approved, describes the building: 11 floors, 257 rooms in about 175,000 square feet, and a 5-level parking garage for 404 vehicles.
Another Hilton brand is in the permit process in Santurce, 2,263 meters away: filings since July 2026 for Motto by Hilton San Juan - Santurce ask for an interior remodel and minor expansion of an office building at 1500 Avenida Juan Ponce de León.
