Elicorp Holdings pays $7.8 million for a Dorado Beach East property in Dorado

The property is classed as urban land in the Puerto Rico Land Use Plan. That class covers areas already consolidated by building and served by roads, water, electricity and other infrastructure, though the class alone does not make a lot buildable. Its zoning district is RT-I, a residential district in tourism zones for land developed or developable at intermediate density and intensity.

Sales in Higuillar and Dorado

In the Higuillar neighbourhood, 331 sale deeds were recorded over the past 12 months. That is fewer than the 463 recorded in the 12 months before that. Deeds from the latest months are still being recorded, so the newer count is not complete.

The median price on the neighbourhood's sale deeds over the past 12 months was $430,000. That is lower than the $500,000 median of the 12 months before. Taken together, the two comparisons point to a slower year for recorded sales in the neighbourhood.

Across the whole municipality of Dorado, 393 sale deeds were recorded over the past 12 months, fewer than the 567 of the 12 months before that. These newer figures also still lack some deeds from the latest months.

The municipality's median sale price moved the other way from its count. It reached $360,000 over the past 12 months, above the $340,000 of the year before.

A longer series follows the median price paid on registered sale deeds in Dorado. It counts closed transactions only and leaves out the most recent year of filings because of registration lag. On that measure, the median price paid is $200,000 (October 2025).
