An $8 million mortgage on a Dorado Country Estates lot
A loan of $8,000,000 from E.M.I. Equity Mortgage, Inc. is now secured against a property at Urbanización Dorado Country Estates, Unit 25, Higuillar, Dorado, 00646, in a deed recorded on August 5, 2026, according to property records analysed by RED Atlas.
The deed is a mortgage, a security right over real estate that stays in the hands of the debtor or a third party and guarantees an obligation. The owner keeps the property, and the lender holds the right over it as security for the debt.
The property
The property covers 2,495 m2 / 26,858 sq ft and belongs to Urbanización Dorado Country Estates. The Puerto Rico Land Use Plan classifies it as urban land, meaning land served by roads, water, electricity and other infrastructure in areas already consolidated by building. That class alone does not make a lot buildable.
Its zoning is RT-I, Residencial Turístico Intermedio, a residential district in tourism zones for land developed or developable at intermediate density and intensity.
The property has changed hands before. It has 4 earlier sale deeds on file across all years, and the most recent was recorded on March 21, 2024.
Sales around Higuillar
The neighbourhood had a slower year for sales. Buyers and sellers recorded 330 sale deeds in Higuillar over the past 12 months, fewer than the 463 recorded in the 12 months before that. Deeds from the latest months are still being recorded, so the recent count may still rise.
Prices in those Higuillar deeds came in lower. The median recorded sale price was $427,500 over the past 12 months, below the $500,000 of the 12 months before that.
Across the whole municipality of Dorado, the count of sale deeds also fell, from 567 in the 12 months before to 392 over the past 12 months. Here too, the latest months are still being recorded.
The municipal median moved the other way. It reached $357,000 over the past 12 months, more than the $340,000 of the 12 months before that. Over the same period, fewer deeds were recorded in Dorado, and the typical recorded price was somewhat higher.
Sellers in Dorado are asking more than those recorded prices. The median asking price of residential property listed for sale in the municipality is $667,313 (September 2026), which is what sellers want and not what a deed records.
Registered sale deeds give a monthly count as well. In the latest available deed month, 25 (October 2025) residential sales were completed in Dorado. That count leaves out the newest 12 months because of registration lag, and it includes only recorded sale deeds.
