Dorado Beach Estates home sells for $25 million, $15 million below its 2022 price
ETPC DORADO LLC bought the house at Lot 17 of Dorado Beach Estates, in Higuillar, Dorado, for $25,000,000, under a sale deed recorded on October 16, 2026. The sellers, private parties, had paid $40,000,000 for it in March 2022, so the property changed hands for $15 million, or 37.5%, less than it did four and a half years earlier.
The deed describes a 5,553 m2 (59,775 sq ft) property in the North Side Development phase of Dorado Beach Estates. A 2020 deed of edification on the same property declares a house of 1,615 m2 (17,386 sq ft) of interior space with five bedrooms and four bathrooms, built under a construction permit approved in February 2017 and a use permit approved in August 2020. At the declared interior area, the sale works out to about $15,478 per m2. The lot itself had sold for $2 million in May 2015, before the house was built.
The house went on the market in March 2024 at $34.95 million and was relisted in May 2024 at $40 million, in listings that describe "a newly constructed home with a total area of approximately 20,629 sq feet"; every copy of the listing had been removed by October 2026. A $20 million mortgage recorded on the property in June 2024 was cancelled on the day of the sale.
