Primera Fundacion LLC pays $1,250,000 for a three-level mixed-use building at 1857 Calle Loíza, 3.3 times its 2016 price
Primera Fundacion LLC has bought the building at 1857 Calle Loíza, Santurce, San Juan, from Muny LLC for $1,250,000. The sale deed was recorded on June 1, 2026. The property records give the building 303 m2 of floor area.
The seller paid $377,500 for it on April 29, 2016. The new price is 3.3 times that.
A mixed-use building with a permit file
The seller's permit project describes the legalization of a three-level mixed-use structure: a commercial unit on the first level, two apartments on the second and three on the third, with a bank of five water meters. The permits office approved its health and safety recommendation requests, filed December 11, 2024, and its infrastructure recommendation request, filed February 17, 2025.
The buyer filed a residential use permit on August 6, 2026, which the office marked as needing correction.
Apartments at the address were offered for rent at $1,950 to $2,500 a month in 2022 and 2023.
Sales in Santurce and San Juan
Santurce recorded 1,417 sale deeds in the 12 months from November 2024 to October 2025, fewer than the 1,463 of the 12 months from November 2023 to October 2024, and the median price of those deeds slipped to $180,000 from $185,000. Across the whole municipality of San Juan, sale deeds fell to 5,472 from 5,810 over the same two periods while the median price rose to $160,000 from $145,000. Sellers of residential property in San Juan asked a median of $345,501 in October 2026.
