Sagrado Corazón's fifth Santurce buy in 10 months costs $1.2 million
Universidad del Sagrado Corazón paid $1.2 million on May 5, 2026, for a property at 551 Calle Rosales in Santurce, San Juan. It is the university's fifth purchase in Santurce since July 2025 and the most it has paid in that run: the other four closed at $450,000, $550,000, $975,000 and $900,000, for a combined $4.075 million across the five. All of them lie within about 440 meters of this property, and the closest, 522 Calle Sagrado Corazón de Jesús, bought for $900,000 in October 2025, is about 40 meters away.

The deed describes a lot of 508 square meters, which puts the price at about $2,362 per square meter of land. The sellers had owned the property since 1980, when it changed hands for $42,355.
On September 25, 2026, the university signed nine mortgage deeds with a single lender covering five of its Santurce properties, all within about 500 meters of this one. This property took a new $656,000 mortgage, a little over half its purchase price. On the other four, two bought in July 2025, one in July 2024 and one in 2018, existing mortgages were modified and raised by amounts from $33,000 to $139,000. Together the day added $916,000 in borrowing.
The property lies in the Sagrado Corazón historic zone, and earlier permit filings at the address describe a home for the elderly. In June 2026, filings for the address named a new use, student lodging for the university; the June 29 application was returned for corrections. A pre-consultation for repair and maintenance work followed on July 21, and two requests for an archaeology and historic conservation recommendation on July 31. None shows an approval yet.
