Mortgage and financing filings pile up on a commercial-zoned parcel in Ceiba Sur, Juncos
Three instruments carrying a combined $9,476,143 were recorded from July 21 to July 30, 2026 on a parcel at Carretera 198, Ceiba Sur, Juncos, 00777, according to property records analysed by RED Atlas. The filings came within a single month on one piece of land.
The instruments on the record are of the types mortgage; Financing Statement. A mortgage is a security right over real estate. The property stays in the hands of the debtor or a third party, and the right guarantees an obligation.
The parcel and its past
The parcel covers 9,079 m2 / 97,730 sq ft. The Puerto Rico Land Use Plan classes it as urban land, meaning land served by roads, water, electricity and other infrastructure in areas already consolidated by building. That class alone does not make a lot buildable.
Its zoning district is C-I, an intermediate commercial district for commercial areas that serve several neighborhoods and for commerce in the founding town centers of the municipalities.
Apart from the three new instruments, the parcel has 1 sale deed in the records across all years. That deed was recorded on June 1, 2021.
Sales in the neighbourhood and the town
In Ceiba Sur, the registry recorded 17 sale deeds over the past 12 months, fewer than the 57 of the 12 months before that. Deeds from the latest months are still being recorded, so the newer count may still grow.
The median price of those Ceiba Sur deeds was $125,000 over the past 12 months, more than the $76,550 of the year before. Taken together, the two pairs suggest a quieter year for sales in the neighbourhood at a higher middle price.
Across Juncos, the registry recorded 263 sale deeds over the past 12 months, fewer than the 366 of the 12 months before that. Here too, the latest months are still being entered.
The municipal median for those deeds was $130,000 over the past 12 months, more than the $105,000 of the earlier year. The town shows the same pattern as the neighbourhood: fewer recorded sales at a higher median.
A longer measure leaves out the most recent year of deeds while registration catches up and counts only recorded sale deeds. On that basis, the median price paid in Juncos is $115,200 (October 2025).
On the same basis, the latest available deed month counts 21 (October 2025) residential sales completed in the municipality.
Sellers listing homes in Juncos ask a median of $234,000 (September 2026), a figure drawn from a small sample of listings.
