JPE Realty pays $10 million for three lots on Carretera 3 in Sabana Llana Sur, San Juan
JPE Realty LLC paid $10,000,000 for three lots on one tax block at Carretera 3 Km 5.4, Sabana Llana Sur, San Juan, in a sale deed recorded on May 11, 2026, according to RED Atlas property records.
The property-tax roll splits the price across the three: $6,000,000 for the 11,531 m2 lot on Carretera 3, $3,000,000 for a 17,984 m2 lot at the same kilometre and $1,000,000 for a 14,795 m2 lot on Carretera Cupey Bajo. Together they cover about 44,310 m2, or about $226 per m2 of land.

The RED Atlas business directory lists AutoZone on the first lot, Elite Collision Concierge on the second, and AutoGrupo Usados Escorial and Hyundai de Puerto Rico on the third.
A project filed as New Retail Store & Commercial Facilities proposes a new retail building on the first lot and an expansion with four more spaces for shops, restaurants, services or offices, over 1,071 m2. Its environmental compliance determination was approved on May 13, 2026, and again on August 6, 2026.
On July 13, 2026, a use permit for administrative offices in the buyer's name was approved on the Cupey Bajo lot.
The lots' previous sale
The lots last changed hands on May 26, 2021, when the first lot was recorded at $2,000,000 and the second at $50,000. A $1,500,000 mortgage recorded on the first lot that day was cancelled on May 11, 2026, the day of the sale.
Sabana Llana Sur recorded 348 sale deeds over the past 12 months, at a median price of $150,000.
