Office taken at a $46,976 court sale resells for $90,000 in Hato Rey
Office 220 in the El Centro condominium at 500 Muñoz Rivera Avenue in Hato Rey, San Juan, went at a court-ordered sale on October 20, 2025. The creditor that had sued its owner for $46,976 took it for exactly that amount. Seven months later, on May 23, 2026, the same company sold the 128-square-meter office for $90,000, almost twice what it paid, and the same day lent the buyers $65,000 with a mortgage on the office. A permit to run a law office there was filed the next day and has been approved.

The resale closed a run of five sales in the complex in 23 days, from April 30 to May 23, worth $557,000 together. The complex mixes apartments and offices, and the five were two apartments and three offices.
Four sales before the resale
Apartment 1004 opened the run on April 30, selling for $121,000; the selling company had owned it since July 2021. On May 5, apartment 401, a three-bedroom unit of 106 square meters, sold for $200,000, with a parking space for $5,000 more.
That apartment had last sold for $198,000 in August 2024. In June 2025 it was advertised at $270,000 with a parking space, furnished and run as a short-term rental. The last of the ads came down in November 2025, and the sale came in $65,000 under that ask.
Office 250, 49 square meters, sold for $56,000 on May 15. Its seller had not bought it: the company received it in 2023 in exchange for a stake in the company. Office 260 sold with a parking space for $85,000 on May 19, from an owner who had bought it in 1990.
A faster pace than the year before
In the 12 months before April 30, the complex recorded 12 sale deeds of $50,000 or more, about one a month.
Sales have kept coming since. Five more, of $90,000 to $166,000, were recorded from June 26 to October 1. One was apartment 406, 41 square meters, which sold for $150,000 on July 14; its seller had bought it for $65,000 in September 2023.
