Caguas house sold by a bank for $125,000 in 2017 now asks $775,000
The house at 3 Calle Campeche, Río Cañas, Caguas cut its asking price from $850,000 to $775,000 on October 15, 2026. A bank that took it at a foreclosure sale sold it for $125,000 in 2017.
The first ad appeared on October 6, 2026, asking $850,000. Nine days later the ask fell by $75,000, or 8.8%. Two broker ads carried both prices: one was taken down on November 2, 2026, and the other, from Innovation Properties, still asks $775,000.
The ad describes a house of 255 m2 (2,750 sq ft) built in 1987, with 7 bedrooms, 6 bathrooms and 2 parking spaces on two levels: a main floor with a swimming pool and, upstairs, a separate unit with its own living room, kitchen and three bedrooms.
From a $125,000 sale to a $775,000 ask
A bank acquired the property at a foreclosure sale for $338,800, recorded on February 1, 2016. It sold the house for $125,000 on June 2, 2017, and the buyer took a $106,250 mortgage the same day. That deed describes a lot of 1,354.64 square meters. The current ask is 6.2 times the 2017 price.
Filings to build on the property followed. Construction consultations filed on March 18, 2019 and February 12, 2021 are recorded as approved, and an infrastructure review request for legalizing additions to the single-family home, filed on October 6, 2022, is recorded as approved. A construction permit in the same case is recorded as pending.
A homestead designation was entered on June 10, 2019. A prohibition on the property's sale or transfer, for $300,000, was recorded on October 14, 2022, and no cancellation of it has been recorded since.
Seven house sales were recorded within 800 meters of the property between November 2025 and October 2026, at prices from $65,000 to $386,000. The highest, on October 29, 2026, was less than half the current ask.
