Mortgage and Financing Statement filings recorded on a Hato Rey Central parcel in San Juan
A parcel at Calle Paris, Hato Rey Central, San Juan, 00917 had three instruments recorded against it within a month, carrying a combined $28,937,906, according to property records analysed by RED Atlas. The filings were recorded July 21 to July 30, 2026.
The instruments are of the types mortgage; Financing Statement. A mortgage is a security right over real estate that stays in the hands of the debtor or a third party and guarantees an obligation. The other filing is a Financing Statement, a separate instrument listed on the same property.
The parcel
The parcel records give the lot a land area of 2,689 m2 / 28,941 sq ft. The Puerto Rico Land Use Plan classifies it as urban land. That class covers land served by roads, water, electricity and other infrastructure in areas already consolidated by building, though the class alone does not make a lot buildable.
The parcel sits in the C-3 zoning district. Apart from the new instruments, it has 1 earlier sale deed in its history, recorded on June 1, 2021.
Sales in the neighbourhood and the city
Hato Rey Central recorded 144 sale deeds over the past 12 months, fewer than the 205 it recorded in the 12 months before that. Deeds of the latest months are still being recorded, so the newer count may rise, but so far it points to a quieter year for sales in the neighbourhood.
Prices in the neighbourhood moved the other way. The median price on those sale deeds was $160,000 over the past 12 months, more than the $133,000 median of the 12 months before that, a higher midpoint on fewer deeds.
The wider municipality follows a similar pattern. San Juan recorded 3,724 sale deeds over the past 12 months, fewer than the 5,402 of the 12 months before that, and late deeds are still arriving there too.
The municipal median sale price over the past 12 months was $180,000. That is more than the $160,000 median of the 12 months before that.
A second measure, taken only from registered sale deeds and leaving out the most recent year because of registration lag, puts the median price paid in San Juan at $164,098 (October 2025). It counts closed transactions and excludes deeds typed as commercial land or parking.
On the same deed-based count, the city completed 407 (October 2025) residential sales in the latest month for which deeds are available. The monthly series shows how that figure has moved over time.
Listings tell a separate story from deeds. The median asking price of residential property listed for sale in San Juan is $375,241 (September 2026), a figure that reflects what sellers want for homes on the market.
