Condado del Mar unit bought for $188,000 in 2023 resells for $445,000
Apartment 217 at Condominio Condado del Mar, 1479 Avenida Ashford in Santurce, San Juan, sold on April 28 for $445,000, after it was offered at $498,000 from November 2025. A company bought it for $188,000 in January 2023 and sold it for $360,000 in February 2025, so its price has more than doubled in a little over three years.
It was one of five units that changed hands in the building in under a month this spring, from April 17 to May, at prices from $199,000 to $630,000. Three of the five had sold since 2021, each time for less, and four of the five buyers were companies.
Bought, resold, bought again
The top price was $630,000 for apartment 516, a 1,000-square-foot unit, on April 23. A company bought it for $350,000 in June 2022 and resold it a month later for $425,000; this year it was offered at $650,000 in January.
Office S-5, a commercial unit, sold on April 20 for $199,000, against $135,000 in November 2021. Apartment 2015 went for $425,000 on April 17, its first sale since 1987, and apartment 1605 for $360,000 in May.
The company that sold apartment 1605 has resold property elsewhere in Santurce: in 2025 it bought 126 Calle Maria Moczo for $400,000 in June and sold it for $640,000 in December.
Resales by companies were already under way in the building. One company bought apartment 1421 for $490,000 in October 2024 and sold it for $590,000 a year later, and bought apartment 607 for $610,000 in April 2024 and sold it for $690,000 in January 2026.
Short-term rentals and the building next door
Since January 2024, requests for short-term rental permits in the building have been filed under at least 18 different names, against three such filings in 2022 and 2023. The buyer of apartment 1421 filed one the month after the purchase.
Next door, Condominio Torre del Mar, 1477 Avenida Ashford, a separate condominium, recorded two sales in the same weeks. Apartment 1507 sold on April 28 for $280,000, against $85,000 in 2017 and below the $325,000 to $335,000 it was offered at between June 2024 and October 2025. Apartment 1104 sold on May 1 for $440,000, against $250,000 in 2013.
