San Juan office building sells for $4,550,000, up 16.7% since 2002
Era Assets LLC has bought the CPM Plaza office building at Carretera 20 Km 2.2, Gobernador Piñero, San Juan from C P M Properties Inc. for $4,550,000, in a deed recorded on September 9, 2026. The seller had bought the property for $3,900,000 in a deed recorded on September 23, 2002, so the new price is 16.7% higher after 24 years.
The deed covers 4,959 square meters of built space, which puts the sale at about $917 per square meter, against about $786 per square meter in 2002. The building stands on a lot of about 4,677 square meters, and no sale of it was recorded between the two deeds.
How the price compares in San Juan
Among office property sales of $1,000,000 or more recorded in San Juan from November 2025 to October 2026, only one carried a higher price: an office unit of 2,277 square meters in Hato Rey Central that sold for $9,400,000 in April 2026, about $4,128 per square meter.
None of the other sales in that group covered as much built space. The closest in price per square meter was a 1,776-square-meter office property in El Cinco that sold for $1,400,000 in April 2026, about $788 per square meter.
Who uses the building
Permit filings at the address show a multi-tenant office building. Single permits for construction project management offices in suites 101, 102 and 103, filed in May 2023 and October 2024, are marked approved, as are a medicinal cannabis testing laboratory's single permits filed in April 2023 and April 2024. A single permit is one application that bundles the use permit and the other approvals a business needs to operate.
A single permit filing for an administrative office in suites 101, 102 and 103, filed on September 1, 2026, eight days before the deed, is marked incomplete. On October 16, 2026, after the sale, a new single permit filing for construction project management offices in the same three spaces came in, and it is under inspection.
