Puerto Rico housing finance agency points to San Juan senior housing project on Ponce de León
The executive director of Puerto Rico's Autoridad para el Financiamiento de la Vivienda said about 1,500 affordable housing units were impacted over the past 22 months, and he singled out a project for older adults on Ponce de León in San Juan, elvocero.com reported.
The agency's count and its featured project
The total covers three kinds of work, the outlet said: completed projects, upcoming projects and projects still under construction. It did not break the 1,500 units down among those groups.
The project the director named is Ponce de León 5.5 in San Juan. The outlet reported that it represents an investment of about $139.6 million.
Ponce de León 5.5 includes 222 units for older adults, elvocero.com reported. The outlet did not say when the project will open or how far along construction is.
San Juan's housing market in numbers
The project sits in a city with a sizable rental market. San Juan has 1,227 (October 7, 2026) active residential rental listings, according to RED Atlas data.
Homes for sale make up the other side of the market. The city has 1,356 (October 7, 2026) active residential for-sale listings, so rental listings number fewer than for-sale listings across San Juan.
Listings show what is on offer, while deeds show what actually changed hands. The latest monthly point in the series of recorded residential sale deeds in San Juan is 395 (October 2025).
That deed series leaves out the newest twelve months because registrations lag behind the sales themselves. It counts recorded sale deeds from registry sources only and excludes deeds typed as commercial, land or parking, while it counts deeds with no type as residential.
Construction activity shows up in the city's permit registers. They record 12,191 (2025) building permits approved in San Juan during the 2025 calendar year.
That count covers permits approved, not homes built, and it may run low wherever the permit registers are incomplete. A permit can also cover work other than new housing, so the total does not stand in for a count of new homes.
