Mb 200 Luna LLC pays $1.8 million for 202 Calle Luna in Old San Juan
Mb 200 Luna LLC has bought the property at 202 Calle Luna in Old San Juan from Mr 200 Luna LLC for $1,800,000, according to property records analysed by RED Atlas. The sale deed (deed 60) was recorded on June 30, 2026. A $1,530,000 mortgage, 85% of the price, was recorded on the property the same day.
The seller had bought the property on June 2, 2015, for $525,000, so the price is about 3.4 times what was paid 11 years earlier. The building is recorded with 331 m2 of built area on a 329 m2 lot, which puts the sale at about $5,444 per m2 built.
A rebuild in the file
A buildability pre-consultation named Luna 200-202, for the reconstruction of a residence, was approved on September 8, 2026. A pre-consultation is an early step that asks whether a project fits the rules for its site; it is not a construction permit, and the record holds none for the rebuild yet. The property's earlier filings are from December 2015, for cornice repairs and the removal of gypsum panels, with the archaeology and historic conservation recommendation that work in the old city requires.
The property is zoned C-3 and classed as urban land in the Puerto Rico Land Use Plan.
