Last Las Estancias homesite at Bahía Beach lists for $3.9 million, $954 a square meter
The last undeveloped homesite in the Las Estancias enclave of Bahía Beach, the Four Seasons resort community in Río Grande, is being offered for $3.9 million by Puerto Rico Sotheby's International Realty, Caribbean Journal reported on October 20, 2026. The lakefront lot covers about one acre, according to the outlet.
RED Atlas listing records carry the property at 7000 Bahía Beach Boulevard, lot 19 of Las Estancias: 4,090 square meters (1.01 acres) at $3.9 million, or $954 per square meter.
Four lots for sale in the resort
It is the cheapest of four Bahía Beach lots on the market by the square meter. A beachfront lot on Atlantic Drive, lot 12, asks $9 million for 4,047 square meters, or $2,224 per square meter, 2.3 times the Las Estancias ask. Lot L5 on Atlantic Drive asks $4,997,000 for 4,654 square meters ($1,074 per square meter), and another Atlantic Drive lot asks $4 million for 3,949 square meters ($1,013 per square meter).
Houses in the resort ask $11.5 million to $13.5 million
Built homes in Bahía Beach list far above the lots. A house of about 1,000 square meters on a 2,833-square-meter lot at G8 Atlantic Drive asks $13.5 million; the house at 23 Las Estancias, 521 square meters on a 2,023-square-meter lot, is offered at $13.5 million by one broker and $12 million by another; and G3 Atlantic Drive, 1,394 square meters on 2,023 square meters of land, asks $11.5 million. A unit at Las Verandas, inside the same resort, asks $1.89 million.
What has sold
Since January 2024, ten sale deeds of $4.4 million or more have been recorded at Bahía Beach addresses and on the Carretera 187 frontage in Herreras that serves the resort, from $4.4 million to $18 million. The two most recent are condominium units at Ocean Drive Beach Front Residences: apartment 6101 sold for $8,231,721 on April 17, 2026, about $11,000 per built square meter, and apartment 5101 for $7,044,170 on September 11, 2025, about $15,700 per built square meter. Every one of the ten carries a built area, so the records hold no recent sale of an unimproved lot to set against the $954 per square meter ask.
