San Germán leads Airbnb booking growth in Puerto Rico as its housing listings stay few
San Germán led growth in Airbnb bookings in Puerto Rico in 2025 compared with 2024, with bookings in the town up almost 60% on the prior year, according to the company's Latin America Emerging Destinations Report, elnuevodia.com reported on October 15, 2026.
Five towns on the rise
The report named San Germán one of five emerging destinations on the island, alongside Jayuya, Coamo, Barranquitas and Maunabo, the outlet reported. Across those five municipalities, bookings rose more than 25% between 2024 and 2025. Searches for the same towns grew an average of 10%.
Hosts in the five destinations earned a median annual income of about $9,200, and guests spent about $290 per person per day on average, according to the outlet. The report covers 55 destinations in nine countries. The outlet reported that the numbers come from the platform's own data and that the company gave no detailed methodology.
What is on offer in San Germán
San Germán has 43 active short-term rental listings, run by 19 hosts: 30 are entire homes and 13 are private rooms. The median asking price is $157 a night, and $172 a night over the past 90 days. About 16% of the next 30 nights were booked when the calendars were last read.
The supply sits in the town centre: 26 of the 43 listings are in Barrio Pueblo, with five in Retiro and three in Rosario Bajo. So far in 2026, the listings observed month by month add up to about 1,153 booked nights at a median of $160 a night, with 17% of nights occupied.
Short-term rentals outnumber long-term ones three to one: the town has 14 residential rental listings on the long-term market, where landlords asked a median of $864 a month in October 2026. That is a partial figure, built over the trailing year from fewer than five listings a month and from a rent panel that draws on the wider region, and it measures asks, not signed leases.
Homes for sale and recorded sales
On October 16, 2026, 50 residential properties were actively listed for sale in San Germán. Sellers asked a median of $165,000 in October 2026, a figure drawn from a small sample; it is an asking price, and no deed has recorded it.
The property registry shows 22 residential sales recorded in San Germán in October 2025, the latest deed month available. The count leaves out the most recent year because deeds reach the registry late, and it includes only recorded sale deeds.
