Fraile home in Culebra bought for $315,000 in 2013 sells for $2.2 million
A property at Lot 2, Fraile, Culebra, at 413 Carretera Principal, sold for $2,200,000 in a sale deed recorded on September 3, 2026. The buyer and the seller are private parties. The lot covers 3,862 m2, and the tax roll values the land and the house on it at $23,979.
The same property sold for $315,000 in July 2013. A 2015 use permit registered it as a single-family home, a registry entry of March 2023 declared the completion of works valued at $350,000, and a single permit filed in June 2025 for a mixed residential and tourist use is incomplete.
The price is among the highest recorded on the island municipality. Culebra's sale deeds of the last 24 months top out at $2,800,000, paid in March 2025 for a 4,001 m2 property in Flamenco.
Sales in Fraile and across Culebra
The Fraile neighbourhood recorded 61 sale deeds in the 12 months from November 2024 to October 2025, more than the 31 it recorded in the 12 months from November 2023 to October 2024. The neighbourhood's median sale price was $525,000 in the later period, higher than its median of $167,700 in the earlier one.
The whole municipality of Culebra recorded 105 sale deeds in the 12 months from November 2024 to October 2025, against 67 in the 12 months from November 2023 to October 2024. Its median sale price rose to $225,000 from $155,000 between the two periods.
Sellers listing residential property in Culebra asked a median of $525,000 in October 2026, a figure drawn from a small sample of listings.
