An LLC pays $1.3 million for a Rincón house sold for $280,000 in 2017
A limited liability company has paid $1,325,000 for House B-10 at Condominio Punta Del Mar Beach Village I, Carretera 115 Km 17, Puntas, Rincón. The sale deed was recorded on August 4, 2026, and the seller was a private party.
The price is 4.7 times what the house last sold for. It changed hands for $280,000 on October 31, 2017, a year after a bank took it at a foreclosure sale for $399,200 on October 24, 2016.
Before the sale, the house, a furnished three-story villa with three bedrooms, was advertised for rent at $5,800 a month from July 2025.
What the complex's houses sell for
The condominium holds 57 units. No sale deed recorded there since 2022 carries a higher price than this one. The closest came on April 9, 2026, when House B-21 sold for $1,300,000, and House B-16 sold for $1,200,000 on December 20, 2024.
Two other houses in the complex sold in 2025 for less: House B-9 for $850,000 on March 19, and House A-27 for $795,000 on October 25.
The condominium's land lies mostly in a selective tourism development zoning district, which covers 89% of it. Flood maps place 45.5% of the land in zone A and 8.6% in zone VE, the coastal high-hazard area, and 44.0% in zone X.
On the market today, House B-1, with two bedrooms, has been advertised at $999,000 since August 17, 2026.
