Carlos Albizu University buys urban parcel in Cuevas, Trujillo Alto
CARLOS ALBIZU UNIVERSITY, INC. has bought the property at Carretera 853, Cuevas, Trujillo Alto, 00976 for $3,500,000, according to property records analysed by RED Atlas. The deed was recorded on August 24, 2026.
The deed is a sale. This is the contract by which a seller undertakes to transfer ownership of a property to a buyer, who undertakes to pay a set price. Here the university is the buyer.
The parcel
The parcel covers 4,591 m2 / 49,415 sq ft in the parcel records. The Puerto Rico Land Use Plan classifies it as urban land. That class means land served by roads, water, electricity and other infrastructure in areas already consolidated by building, though the class alone does not make a lot buildable.
The parcel sits in the DT-P zoning district. In the property-tax records, its land and structures carry an assessed value of $12,086, a figure set as a tax assessment.
Sales in Cuevas and Trujillo Alto
The Cuevas neighbourhood had 156 sale deeds recorded over the past 12 months, fewer than the 190 of the 12 months before that. Deeds from the latest months are still being recorded, so the newer count may still rise.
The median price on those Cuevas deeds was $129,722 over the past 12 months, a little more than the $127,722 of the 12 months before. Together the two comparisons suggest a quieter year for sales in the neighbourhood, with prices holding about level.
Across the whole municipality of Trujillo Alto, 491 sale deeds were recorded over the past 12 months, fewer than the 695 of the 12 months before that. Here too, deeds from the latest months are still coming in.
The municipal median on those deeds was $160,000 over the past 12 months, more than the $145,000 of the 12 months before. That points to fewer recorded sales at somewhat higher prices across the town.
A longer measure from registered sale deeds puts the median price paid in Trujillo Alto at $147,523 (October 2025). It counts closed transactions only and leaves out the most recent year, because deeds take time to be registered.
In the latest month with deeds available, 47 (October 2025) residential sales closed in the municipality, counted from the same registered sale deeds.
Sellers listing residential property in Trujillo Alto ask a median of $274,000 (September 2026). That is an asking price, which is what sellers want before any deed is signed.
