Total Expreso Trujillo Alto Corp. pays $2,000,000 for the TotalEnergies service station on Calle 181 in Cuevas, Trujillo Alto
Total Expreso Trujillo Alto Corp. has bought the property at Calle 181 Km 4.5, Cuevas, Trujillo Alto, 00976, from Totalenergies Marketing Puerto Rico Corp. for $2,000,000. The deed was recorded on June 4, 2026.
The instrument is a sale deed, the contract by which a seller agrees to transfer ownership of a property to a buyer, who agrees to pay a set price.
The seller appears on three other sale deeds recorded in the past 24 months, in Cayey, Ponce and Bayamón, at $150,000 to $500,000 each.
The lot and its permit history
The lot covers 4,336 m2 / 46,672 sq ft. The Puerto Rico Land Use Plan classifies it as urban land, meaning land served by roads, water, electricity and other infrastructure in areas already built up. That class alone does not make a lot buildable.
Two zoning districts split the lot: I-L (74%), DT-G (26%). I-L is a light industry district that excludes housing and allows some commercial uses serving the area. The lot's other district is DT-G.
The property has 1 permit filing on record over the past 24 months. It belongs to a project that asked the permits office for a buildability pre-consultation, an optional orientation before a formal filing that identifies the rules a proposed project must meet. A pre-consultation is not a final decision. The office approved it: Mejoras Interior Trujillo Alto, buildability pre-consultation, status approved, filed December 4, 2024. The filing described its works as "Store improvements at the TotalEnergies Trujillo Alto service station". A filing does not show that work started or finished.
Sales in Cuevas and Trujillo Alto
The Cuevas neighbourhood recorded 184 sale deeds in the 12 months from November 2024 to October 2025, more than the 173 it recorded in the 12 months from November 2023 to October 2024. That points to a somewhat busier year for sales in the neighbourhood.
The median price on those Cuevas deeds was $125,722 in the later 12 months, about the same as the $125,000 median in the 12 months before.
Across the whole municipality of Trujillo Alto, deeds recorded 661 sales in the 12 months from November 2024 to October 2025, slightly fewer than the 676 in the 12 months from November 2023 to October 2024.
Prices in the municipality moved the other way. The median recorded sale price was $145,000 in the later period, higher than the $135,000 median a year earlier. Trujillo Alto had a slightly quieter year by count, with deeds carrying higher prices.
