Gurabo 157,072 sq ft industrial building offered for lease in sections
An industrial building in Gurabo with 14,592 m2 / 157,072 sq ft of built area on 23,582 m2 / 253,839 sq ft of land is advertised for lease as AMG Gurabo Industrial Park. The advertisement first appeared on July 21, 2026 and gives no rent. The one space it listed was Warehouse North 2, 3,158.70 sq ft on the first floor; that space has since come off the advertisement, which was still up on November 3.
It describes move-in-ready warehouse space and flexible manufacturing areas with 40-foot ceilings, I-P industrial zoning, room on the land for parking and trailer storage, and direct access to the PR-30 expressway.
On and off the lease market since 2024
The building, at Carretera 189 Km 9.2, Mamey, Gurabo, has been advertised for lease, whole or in part, since January 2, 2024. That first advertisement offered space of 20,340.41 SF to 68,004.38 SF of warehouse and offices.
New advertisements followed in May 2024, April 2025 and December 2025, the last offering a single 5,574.18 sq ft manufacturing section. One from January 2024 said the owner was using the rest of the building at the time.
The property last changed hands on April 30, 2018, in a sale recorded at $2,250,000. The same day, the same buyer bought two adjoining properties with no structure on the tax roll from the same seller, in a separate deed recorded at $250,000.
Who has used the building
Permits filed since 2022 place a door and window manufacturing plant on the site. A permit application filed on March 10, 2025 describes it as an aluminum and glass door and window manufacturing plant with a showroom and sales offices. A 345 m2 warehouse for the wholesale distribution of non-perishable food and household hygiene products has permits on the site since one filed on June 30, 2025; the latest, filed on June 4, 2026, is recorded as approved.
