Guaynabo office building asks $7.5M while also offered for lease
A 32,630 sq ft office building at 5 Calle Napoles, Pueblo Viejo, Guaynabo is on the market for sale and for lease at once. The sale ask is $7,500,000, and a new lease ad posted on August 12, 2026 asks $18 per sq ft a year.
Space on the property has been advertised for nearly two years. Lease ads first appeared on January 7, 2025, offering a one-story, 13,000 sq ft office building on about 1,430 m2 of the tract at $18 per sq ft a year on a triple-net basis. The sale ads followed on May 20, 2026 at $7,500,000, and that ask has not moved since.
The newest lease ad keeps the $18 ask but gives the area of the whole building, so it does not say how much of the 32,630 sq ft is open to a tenant.
The ads describe showroom, office and warehouse areas and 77 parking spaces. The property records give the lot 5,154 m2 (55,481 sq ft). Use permits on the property are for an administrative office; the latest recorded as approved was filed on July 3, 2024.
The property last sold on June 29, 2005, for $5,500,000. Today's ask is 36% above that price. A March 11, 2019 deed amended the mortgage placed on the property in 2005, recording it at $5,536,000.
Other large office space in Pueblo Viejo asks in the same range. A 10,000 sq ft office building on Calle Diana, listed for rent on August 13, 2026, asks $16 per sq ft a year, and office suites in a Pueblo Viejo office complex ask $20.
