Sabana Hoyos, Arecibo: 470 cuerdas of rural land sold to Rangelands Inc. for $1.45 million
Rangelands Inc. bought about 470 cuerdas (about 185 hectares) of rural land in Sabana Hoyos, Arecibo, and in neighbouring Barceloneta from Galateo Dairy Inc. for $1,450,000. The sale deed was recorded on August 14, 2026. The price works out to about $3,090 per cuerda, or about $0.79 per square metre.
The deed is a sale with a deferred price. It lists a right of way, a mortgage note and a lease among the charges on the land.
Five properties in one deed
The deed conveys five registered properties. The largest, 354.37 cuerdas (1,392,800 m2) in Barrio Sabana Hoyos, is the land linked to Carretera 639 Km 6.8, Sabana Hoyos. Three smaller properties in the same barrio add 25, 18.1 and 3.33 cuerdas, and a 69-cuerda property in Barrio Florida Adentro, Barceloneta, completes the sale. The seller's title goes back to a 2005 deed. The property page linked above covers 203,621 m2, a part of the land the deed describes.
Two months earlier, on June 19, 2026, Rangelands Inc. took title to about 152 cuerdas (about 596,000 m2) in Cibao, Camuy, through a payment in kind recorded at $1,600,000. A payment in kind settles a debt with property instead of money.
What large tracts have sold for
The Sabana Hoyos price sits inside the range of other large inland tracts sold in Arecibo over the past year, $0.31 to $3.95 per square metre: 75,876 m2 on Carretera 628 in Sabana Hoyos went for $300,000 on November 14, 2025 ($3.95 per m2), 251,545 m2 in Garrochales for $285,000 on June 4, 2026 ($1.13 per m2), 308,261 m2 in Miraflores for $158,000 on July 31, 2026 ($0.51 per m2) and 193,081 m2 in Hato Viejo for $60,000 on August 29, 2026 ($0.31 per m2). Near the coast the land is dearer: 56,991 m2 on Carretera 681 in Islote fetched $625,000 on August 24, 2026, about $10.97 per m2.
It is also in line with the largest tracts sold elsewhere on the island in the same year. Tracts of 100 hectares or more went for $0.17 to $1.57 per square metre: 126 hectares in Jauca, Jayuya, for $1,300,000 on August 7, 2026 ($1.03 per m2); 110.5 hectares in Maragüez, Ponce, for $1,543,000 on June 16, 2026 ($1.40 per m2); 102 hectares in Indiera Fría, Maricao, for $1,600,000 on November 5, 2025 ($1.57 per m2); and 143 hectares in Algarrobo, Vega Baja, for $250,000 on September 2, 2026 ($0.17 per m2).
What sellers ask
Asking prices for large tracts in Arecibo run above the recorded sales. Listings active on October 22, 2026 include a 229,275 m2 tract on Carretera 664 in Sabana Hoyos offered at $499,000 in one advertisement and $800,000 in another ($2.18 to $3.49 per m2), a 586,795 m2 tract on Carretera 626 in Hato Viejo at $690,000 ($1.18 per m2), and two advertisements for about 30 cuerdas in Garrochales at $395,000 each ($3.25 to $3.35 per m2).
