Pig farmers' cooperative pays $1,800,000 for Cayey farm land
Cooperativa de Porcicultores de Puerto Rico y el Caribe bought the farm property at Carretera 730, Matón Arriba, Cayey for $1,800,000. The sale deed was recorded on June 23, 2026.
It is the highest price on any sale deed recorded in Cayey since June 2024. The next highest, $1,200,000, was recorded on December 5, 2024, for a property in Barrio Pueblo.
A mortgage of $1,903,920 on the same property was recorded the same day, 5.8% more than the purchase price.
A pig-raising application
On September 1, 2026, the cooperative filed a single permit application to raise pigs on the property, listed as an agricultural use with four jobs. It is recorded as incomplete.
The same application also covers the adjoining property at Carretera 1 Km 60.4. That property already carries pig-raising permits of a farm run under the seller's name, filed on November 14, 2022, November 29, 2023 and January 14, 2025, each recorded as approved.
The cooperative has filed in the region before: a single permit for buying and selling pigs on a property in Beatriz, Cayey, filed on May 23, 2024, and one for its slaughterhouse in Guaynabo, filed on May 11, 2026. Both are recorded as approved.
The land
The property covers 141,604 m2 (1,524,211 sq ft). The Puerto Rico Land Use Plan classifies it as specially protected rural land of agricultural value, in the A-G general agricultural zoning district, and it lies in flood zone X, outside the mapped high-risk flood areas.
Large properties in Cayey have traded for far less. Among sale deeds recorded since June 2024 on Cayey properties of 40,000 m2 or more, the highest other price was $375,000, for a 104,339 m2 property in Guavate recorded on September 10, 2024.
