Luquillo's seven-room Surfing Turtle Inn sells for $1,310,000, nine times its 2019 price

From $140,000 to $1,310,000 in seven years

The seller paid $140,000 for the building on July 19, 2019, three months after the previous owner had paid the same $140,000 on April 24, 2019. In 2021 a filing transferred the construction permit to remodel it as an apartment building, and on June 12, 2024 the single permit to keep operating it as tourist lodging under the name The Surfing Turtle Inn was approved.

The inn went on the market in October 2025 at $1,200,000, and copies of the listing from November 7, 2025 asked $1,310,000. The sale closed at the higher ask: 9.4 times the 2019 price, about $5,470 per square metre of the 239 m2 building and about $187,000 per room. The 242 m2 lot is zoned C-I, a commercial district for town centres.

Luquillo's short-term rentals

Luquillo had 886 active short-term rental listings from 525 hosts on October 22, 2026, at a median nightly price of $181 and a median 60-day occupancy of 40%. Within 500 m of the inn there were 212 active listings at a median of $184 a night; within one kilometre, 539, of which 508 are entire homes with a median of two bedrooms and a median nightly price of $174.

What other lodging asks in Luquillo

An oceanfront hotel with 936 m2 of buildings on three lots, about 550 m from the inn, was listed at $2,600,000 from September 28 to October 4, 2026. In Barrio Pueblo, the six-studio Rooftop Guest House, 186 m2, asked $850,000, about $4,570 per square metre, from October 15, 2025 until it left the market on September 1, 2026. El Hotelito at the Rainforest Experience Farm, a former eco-hotel on about 24.5 acres in Pitahaya with 535 m2 of buildings, has been listed at $1,800,000 since August 23, 2026.

What comes next

No permit has been filed for the building since the sale; the June 2024 operating permit is the latest on file.
