Marcc Holdings LLC pays $3.2 million for two offices in Guaynabo
Marcc Holdings LLC has bought Offices 601 and 602 at Condominio Centro Internacional de Mercadeo II in Pueblo Viejo, Guaynabo, from Eje Realty Inc for $3,200,000, according to property records analysed by RED Atlas. The sale deed (deed 106) was recorded on July 14, 2026. The tax roll splits the price by office: $1,608,960 for Office 601 (945 m2) and $1,591,040 for Office 602 (939 m2), about $1,698 per m2 for the 1,884 m2 together.
What offices in the building ask
Suite 701 in the same tower, 1,041 m2, is listed for sale at $2,135,000, about $2,051 per m2, and a lease listing for the same suite shows it rented at $18,673 a month, about $17.94 per m2. A smaller unit, Office 504 of 246 m2, asks $255,000. Another office in the building, 130 m2, sold for $365,000 on July 7, 2026, about $2,799 per m2, a week before this deed.
Across Guaynabo, 17 offices are listed for sale at a median asking price of $869,000 and a median $1,978 per m2, and 28 are offered for lease at a median $4,200 a month, as of October 20, 2026.
The buyer's other deeds
The company appears on three earlier deeds: on April 1, 2024, it bought two properties in Río Lajas, Dorado, for $2,525,000 and $225,000, and on February 26, 2026, it received a property in Ceiba Baja, Aguadilla, by donation, recorded at $200,000.
The building
The tower stands on a 3,583 m2 property zoned I-2 and classed as urban land in the Puerto Rico Land Use Plan. In the 12 months from November 2024 to October 2025, the Pueblo Viejo neighbourhood recorded 357 sale deeds at a median price of $230,000, against 423 at $203,000 in the 12 months before; Guaynabo as a whole recorded 1,132 deeds at a median $225,000, against 1,342 at $218,014.
