Fraile, Culebra home sells for $1,475,000 after a $1,650,000 ask
Isla Chiquita LLC bought the home at Lot 26, Fraile, Culebra for $1,475,000, in a sale deed recorded on June 23, 2026. The seller had paid $1,125,000 for it in a deed recorded on June 26, 2023, so the price rose by $350,000, or 31.1%, in three years.
The house had been advertised for sale at $1,650,000 since June 5, 2025, by several brokers, and the last new copy of the ad appeared on March 24, 2026. The deed price came in $175,000, or 10.6%, below that ask.
The house and its past
The ads describe a house of 278.7 m2 (3,000 sq ft) on the land. The property covers 22,416 m2 (241,283 sq ft), classed as common rural land in the Puerto Rico Land Use Plan.
Before the 2023 sale, the house was advertised at $1,200,000 from February 9, 2023. The oldest sale on file for the property, recorded on May 19, 2000, was for $145,000.
A deed dated September 28, 2026 cancelled a $675,000 mortgage note the previous owners had signed over the property; it was filed with the Property Registry the next day.
The purchase is one of three sale deeds of $1 million or more recorded in Fraile so far in 2026; the other two were recorded in September.
