Las Piedras industrial compound bought for $1,600,000 asks $6,415,000
An industrial compound at Carretera 183 Km 18.3, Montones, Las Piedras is offered for sale at $6,415,000, about four times the $1,600,000 it sold for on October 8, 2020.
The sale advertisement first appeared on August 10, 2026, and its asking price has not changed since. As advertised, the compound has 133,663 sq ft (12,418 m2) of gross building area, including about 9,634 sq ft of office space, 15 loading docks and 11 roll-up doors, on a 39,972 m2 site zoned for light industry. The ask works out to $47.99 per square foot of building.
The same broker also offers part of the building for lease: one space of 30,000 sq ft (2,787 m2) at $12 per square foot a year, triple net, with a negotiable term.
The 2020 sale passed the property from one company to another. On the same day, a $3,200,000 mortgage the property had carried since January 2006 was cancelled, and the buyer took a new mortgage on it.
The building has housed a cardboard, display and print manufacturing operation: a business permit for it was filed on September 14, 2023 and is recorded as approved, and a follow-up filing of April 15, 2026 is recorded as incomplete.
