Bejucos land in Isabela sells to Finca Irma LLC for $2,250,000, up 125% on its 2023 price
Finca Irma LLC bought 6.878 cuerdas (about 27,000 m2) of land at Carretera 459 Km 14, Bejucos, Isabela, for $2,250,000 under a sale deed recorded on May 8, 2026. The seller, a private party, had bought the same land for $1,000,000 on May 17, 2023, so the price rose 125% in just under three years. The deed lists no liens.
The price is about $327,000 per cuerda, or about $83 per square meter. It is the highest price among recorded sales of lots of 8,000 m2 or more in Isabela in the 12 months to October 22, 2026; the next was $711,000 for a 38,270 m2 lot in Barrio Pueblo on July 2, 2026, about $19 per square meter.
Marketed as development land
The land was advertised from September 9 to December 12, 2024, with no asking price, as "Land for Development (Amazing Ocean View)" at "El Cliff" of Isabela, suited, the listing said, to subdivision, tourism or residential development.
The property carries a subdivision in its permit file. A project named Blu Isabela filed a site consultation for a 14-lot subdivision in August 2023; its environmental determination was approved on September 26, 2023, after an earlier filing was denied, and its infrastructure, water and road recommendations were approved in October and November 2023. The last filing in the project, from December 2023, is marked incomplete. An earlier 20-lot residential subdivision on the land was approved between 2015 and 2018.
The property record gives the lot 32,813 m2, zoned UR on 97% of its area and CR on the rest. The Puerto Rico Land Use Plan classes 97% of it as common rural land, which is kept out of urban development but open to farming and other non-urban uses, and 3% as specially protected rural land of ecological value.
