Cabo Rojo Shopping Center asks $24 a square foot, unchanged since 2022
A kiosk and a 3,000-square-foot retail space at Cabo Rojo Shopping Center, 100 Pr-100 Km 7.2 Int. Pr-102, are advertised for rent at an asking rent of $24. An earlier ad for the center gave that figure as $24 a square foot per year, net, and every priced ad for the center has asked that rate, from the earliest on August 4, 2022.
The latest ad first appeared on August 31, 2026. It repeats, word for word, an offer first advertised on May 23, 2024: "Cabo Rojo Shopping Center has a Kiosk and a 3,000sf retail space available for rent." An ad of September 4, 2025 asked $72,000 for that space, which is $24 a square foot over a year. A copy posted on March 24, 2026 is still up at $24.
The ads that spelled out the basis, "$24.00 Sf/Yr Net", on August 4, 2022 and again on January 21, 2025, also listed 495 parking spaces at the center.
Tenants renewing their permits
Businesses already at the center keep renewing their single business permits. A pharmacy with an approved permit there since June 2024 filed again on July 8, 2026, a clothing and variety store in unit 9, approved there since September 2023, on July 27, and a discount department store, approved there since September 2023, on August 13; each new filing is recorded as approved. A women's clothing store in unit 5, which also filed there in August 2025, filed on September 28, 2026, and that filing is recorded as incomplete.
Two more centers on the same road
The center sits at the PR-100 and PR-102 crossing in Miradero, and two neighbouring centers on PR-100 are also seeking tenants. At Km 6.8, Cabo Rojo Shopping Court advertises two retail spaces of 12,471 and 2,300 square feet at $24.00/sf/yr, net, the same rate, with 150 parking spaces; its current ads first appeared on March 24, 2026.
At Km 6.7, Cabo Rojo Town Center advertises 83,223 square feet of retail space at $20/sf/yr, $4 a foot below the other two. That center's space has been advertised since August 4, 2022, and its current ads first appeared on March 24, 2026.
