Ciudadela apartment bought for $560,000 in 2019 sells for $2 million
An apartment in the Ciudadela condominium, at 1511 Juan Ponce de León Avenue in Santurce, San Juan, sold for $2,000,000 in a deed recorded on October 14, 2026. The same 199-square-meter apartment was bought from the developer for $560,000 in March 2019 and resold for $1,100,000 in March 2022, so its price has more than tripled in seven and a half years. The buyer is Ciudadela 1092 LLC; the deed does not name the seller.
From the going rate to the top of the complex
In its first two sales the apartment sold close to the complex's typical price: about $2,808 per square meter in 2019, against a median of $2,930 across that year's 25 sales in Ciudadela, and about $5,515 in 2022, against a median of $5,274 across 20 sales. This time it fetched about $10,028 per square meter, roughly 55% above the $6,470 median of the 18 apartment sales in the complex in the 12 months to October 28, 2026.
That places it with the top of the complex rather than ahead of it. It is the highest price paid in Ciudadela since a $2,250,000 sale on June 30, 2025, and the next highest this year, $1,750,000 on June 29, 2026 for a 175-square-meter apartment, came to almost the same $10,022 per square meter. Two other three-bedroom apartments of the same size were listed in 2025, at $1,850,000 and $1,975,000. The $1,850,000 apartment sold for $1,750,000 on August 21, 2025, about $8,774 per square meter; the other came off the market that August.
The 2026 deed gives no unit number. The 2022 deed and a filing recorded eight days before the sale identify the apartment as unit 1092 of the Torre del Norte 1000 tower, the number in the buyer's name.
