Seller carries $600,000 of a $1.3 million Carolina industrial sale
Puerto Rico Executive Holdings LLC bought the industrial property at 7 Calle Lester, Metropolitan Industrial Park, Canovanillas, Carolina for $1.3 million on May 12, 2026, and the seller financed close to half of the price. A second deed, signed the same day before the same notary, mortgages the property to the seller for $600,000, or 46% of the price.

A price that nearly doubled
The seller bought the property for $670,000 on September 6, 2012, so the May price is 94% higher. It bought largely on credit: the May sale deed lists two mortgages signed on that same September day, a $352,500 bank loan and a $290,000 note, $642,500 in all. In July 2026, two months after the sale, a deed cancelled the $290,000 note, which carried 12% annual interest.
The property is zoned industrial (I-1), sits on a lot of 2,617 square meters and lies in flood zone AE. At $1.3 million, the sale comes to about $497 per square meter of land.
What has operated there
Business permits approved in April 2023 and April 2024 covered Marcas Floor Care, a distributor of cleaning products, at the address. On June 8, 2026, Collision Care Xpress Puerto Rico applied for a single business permit there for auto collision repair and body work. No decision on the application is on record.
A neighbouring sale
In the same industrial park, the warehouse property at 65 Calle Marginal, on a lot of 5,122 square meters, sold for $2.6 million on March 10, 2026. That is about $508 per square meter of land, close to the price paid on Calle Lester two months later. The Calle Marginal property had sold for $1.92 million in November 2025, four months earlier, and for $1.8 million in June 2023.
