La Casa del Barrio pays $1.47 million for a third Ocean Park property
La Casa del Barrio, LLC bought the property at 2021 Calle Cacique in Ocean Park, Santurce, for $1,467,000, in a deed dated September 15, 2026. The lot adjoins the two Calle España houses the company bought on December 30, 2024. With it, the company holds three adjoining lots covering about 1,437 square meters together, bought for $5,717,000.
Those two houses were first offered as one. In April 2024 an ad put 2018 and 2020 Calle España on the market together as a single compound for $5,500,000. From May 2024 they were listed apart, 2018 Calle España at $3,500,000 and 2020 Calle España at $1,700,000, and those ads came down on December 18 and 19, less than two weeks before the sales. The company paid $2,722,500 and $1,527,500, or $4,250,000 together, about 23% below the joint asking price.
The two houses had last sold for $1,650,000 in February 2020 (2018 Calle España) and $950,000 in January 2021 (2020 Calle España), so the company still paid 65% and 61% more than those prices. Both received residential use permits in February 2025 and construction permits on August 20, 2025, and in May 2026 a grouping of the lots was recorded at 2018 Calle España in the company's name.
The September deed lists 397.5 square meters built, about $3,691 per square meter. Three properties within about 110 meters on the same stretch of Calle Cacique sold in late 2025 for $1,425,000 to $1,590,000: 2014 Calle Cacique for $1,590,000 on November 10, 2016 Calle Cacique for $1,425,000 on November 18 and 2006 Calle Cacique for $1,550,000 on December 30.
