A higher ask than in 2024
The same brokerage advertised a two-floor warehouse at this address from March 5, 2024, with 19,385 square feet on each floor, at $10 per square foot per year plus $0.85 in expenses. Those advertisements are no longer active.
Against that offer, today's ask is 20% higher per square foot, and the expenses charged on top rose from $0.85 to $1.50.
The brokerage describes 22-foot ceilings with each floor divided by a mezzanine of about 11 feet, a loading dock with room for two 40-foot trailers inside the building, a backup generator shared with the other tenants and frontage on the PR-22 freeway.
