Combate guesthouse and store asks $1.2M, cut from $1.55M in August
A guesthouse with a convenience store at Carretera 3301 Km 2.8, in Combate, Cabo Rojo, now asks $1,200,000, down $350,000 or 22.6% from the $1,550,000 it was offered at in August.
An ask cut within a week
The property has been advertised since February 24, 2026. Its ads showed $1,550,000 on August 12, 2026 and $1,200,000 on August 16, and every copy of the ad still for sale now asks $1,200,000. No sale has been recorded since the property last changed hands on January 29, 2013, on a deed that records no price.
The ads give the building 446 m2 / 4,800 sq ft of built area, on a 568 m2 lot. The ad describes an all-concrete building on the highway, steps from Combate Beach, with a fully equipped convenience store, parking, eight furnished rooms each with a private bathroom, and an electric generator, solar panels, a cistern and an elevator.
Permits behind the business
A unified permit (Permiso Único) for the existing uses, an eco-tourism inn and retail sales, was filed on September 20, 2023 and is recorded as approved. A unified permit for a guesthouse with 8 rooms was filed on October 7, 2025, also recorded as approved, and a certification for a solar photovoltaic system with batteries, filed on March 14, 2026, is recorded as approved.
The newest filings point to another use. A unified permit for a sangria rectifying and bottling plant at the same address was filed on September 22, 2026 and is recorded as approved; a second filing for the same plant, on October 16, 2026, is under inspection.
