Sabana Grande revises its land plan, clearing a path for 89 homes
Sabana Grande completed the first comprehensive revision in 25 years of its Territorial Ordering Plan, a change the town's mayor said opens the way for new housing and commercial development, including an 89-residence project, El Vocero de Puerto Rico reported on October 29, 2026 (elvocero.com).
A plan from 2000, rewritten
The town's original plan was approved in 2000, the outlet reported. The revision became official by executive order in April 2026. The outlet named the mayor, the governor and the Financial Oversight and Management Board among those involved.
The oversight board gave the plan conditional approval, according to the outlet. It said the plan is interim until the permit reform and the update of the Puerto Rico Land Use Plan are complete.
The residential project calls for a first phase of 50 units, the outlet reported. The town's plans also include a fast-food restaurant in the urban zone and an expansion of Productos La Finca in the Machuchal industrial zone. The outlet also listed public works funded with CDBG-DR money, among them the rehabilitation of the town plaza, the gym and the theater.
Homes for sale and recorded sales
The 89 homes in the planned project compare with 39 residential properties actively listed for sale in Sabana Grande on October 30, 2026, according to RED Atlas data (Sabana Grande market profile).
Sellers in the town had a median residential asking price of $269,900 in October 2026. That median comes from a small number of listings.
Deeds tell a separate story from asking prices. Buyers and sellers recorded 21 residential sale deeds in Sabana Grande in October 2025, the most recent month with complete registrations.
The median price on those recorded residential sales was $45,000 in October 2025.
Permit registers show 308 building permits approved in Sabana Grande in 2025, a count of approvals and not of homes built.
The 89-residence project is going through permits, environmental studies and electric service endorsements, the outlet reported. The town also plans a municipal policy on abandoned properties before the end of the year, according to the outlet.
