Palmas del Mar lot of 2.4 hectares sells for $1.8 million to VRM 2025, LLC, two weeks after its $12.85 million purchase nearby
VRM 2025, LLC bought a 23,582 m2 lot in Palmas del Mar, Candelero Abajo, Humacao, from Fernández Garzot LLC for $1,800,000. The sale deed was recorded on June 30, 2026. The property is Tract 2-A, marketed as Lot B-3 of PP-1A; the tax roll calls it "Unit 2". The price is about $76 per m2 of land, 2.4 hectares for $1.8 million.
The lot is zoned PDM, the Palmas del Mar planned-development district, on 98% of its area. The deed carries the resort's easements, among them the golf-cart path, Academy Drive, Palmas Drive and the hotel's parking area.
Listed at $2.2 million, sold at $1.8 million
The lot came on the market in September 2024 as Candelero Abajo Lot B-3, at $2,200,000 on some portals and $1,800,000 on others. Earlier listings, from 2022 to 2024, had offered it as a development opportunity in Palmas del Mar with no price. The portals marked it sold between June and October 2025, and the deed, at the lower ask, followed on June 30, 2026.
The seller took title in an exchange deed recorded on February 9, 2022 at a stated value of $735,000.
The buyer's larger purchase nearby
Thirteen days earlier, on June 17, 2026, VRM 2025, LLC paid $12,853,560 for lot PP-1B, 36,356 m2 about 240 m away, around $354 per m2. RED Atlas reported that deed on October 19, 2026. The two deeds give the company about six hectares in the resort for $14,653,560.
Land deeds in Candelero Abajo in the past year
Two other land deeds for lots of 5,000 m2 or more were recorded in Candelero Abajo in the 12 months to October 22, 2026, both in Palmas del Mar: PP-1B at $354 per m2 in June 2026, and $1,000,000 for 8,436 m2 on Harbour Drive on July 14, 2026, about $119 per m2. Tract 2-A, at $76 per m2, sits between them.
